New BMV mortgage package!
Many regular investors use BMV or below market value purchases to grow their portfolio. This is a growing trend and requires specialist finance arrangements.
Although there are a number of ways to structure the financial package it always includes the opportunity for the investor to buy a property for less than the actual open market value. Usually this is because the seller requires a quick transaction. This may be due to marital breakdown, a probate sale or unwanted inherited property, emigration or most commonly financial distress.
Up to now the purchaser would purchase with bridging finance and immediately remortgage (a remortgage is worked on open market value not purchase price) against the true value. This enables a greatly reduced deposit or ideally none at all. However lenders have been cautious in this and now the last of the main providers of this type of facility has withdrawn the instant remortgage option.
